CONTEXT
The client wanted to know the ARV (After Repair Value) of his property located in Orlando, Florida.
THE PROBLEM
The property was located in a rural area therefore, the land value in this area was on the lower side. Moreover, the property also didn't have frontage to any major highway. The demand here was also low. But the property had a great natural view of mountains.
THE SOLUTION
We dug deep into market research of the locality to find out any opportunities to maximize the profit and we found out:
The Property can be flipped for a profit margin of 35% after minimal renovation.
Based on our market research, we have determined that there is a high possibility that the property may remain on the market for more than 85 days. Therefore, we recommend that the client convert it into an Airbnb.
The property's excellent view and the influx of tourists in the area make it an ideal candidate for this option.

THE OUTCOME
The client was able to figure out what options he has with the property in case it does not sell for the ARV we estimated. Our suggestion helped him minimize the risk of having the Airbnb option.
