Telegram bot for a developer’s ready inventory: buyers save a search across three complexes and get notified when a matching lot appears.

KAN Development had ready apartments, parking spaces, storage rooms and commercial premises for sale or rent across three complexes, with new lots added regularly. Buyers often wait for the right unit to appear, so the sales team needed a way to notify them automatically. The developer wanted a self-service Telegram channel where a buyer sets criteria once, gets alerts about new matching lots and books a viewing, while each complex’s sales team receives ready requests.

The bot runs on the BotMother framework in Docker, with a Laravel back office for lot import, filters, reminders and statistics. Search uses self-editing inline keyboards with checkbox toggles for complex, rooms, condition, area and budget, and every search is saved as a subscription. A background daemon matches newly imported lots and pushes them with paging and similar-lot suggestions. Lot cards link to auto-generated Telegraph pages; viewing and call-back requests are emailed to the right complex. I set the architecture and reviewed the team’s code.
