No Effort Rentals: a direct booking platform, end to end
No Effort Rentals gives Airbnb and Vrbo hosts, co-hosts and property managers their own direct booking website, under their own brand and domain, without them touching anything technical. It’s my own product: I designed and built it end to end, and it’s live with paying clients and a public demo.
The problem
Hosts pay a commission on every booking that comes through the big platforms, and the guests belong to the platform. A direct booking site fixes both, but the hosts I work with are not technical: they won’t set up hosting, payments, calendars and a CMS. They need someone to do all of it, and a panel simple enough to run on a Sunday evening.
My role
Everything: product strategy, pricing, information architecture, UX/UI, the visual system of the sites and the host panel, and the build (Next.js, Payload, Postgres with PostGIS, Meilisearch, Stripe), written with Claude Code as my coding agent. I also run the hosting and the onboarding of each client.
Three kinds of host, three layouts
The hosts I build sites for come in three kinds, with three different jobs: a single villa that needs to look like a place, not a catalogue; several homes that need search; and managers who use the site to win new owners, not only bookings. Each one became a layout of the same product. A host picks one, then edits brand, pages, menus and footer from the panel, without code.
Three ways to rent, one product.
Finding the right place
For hosts with more than one home, guests search by destination, dates and guests, then narrow by place type, price, amenities and instant book, with prices pinned on the map. On a phone, the list and the map are one tap apart.
Search with filters and a map.
From listing to booking
The listing page leads with the photos and keeps the price and dates in view. Payments go straight into the host’s own Stripe account: the platform takes no fee on bookings. If a host hasn’t set up payments yet, the booking becomes a request that the host accepts or declines within 48 hours, so a new client can take bookings from the first day.
The listing on desktop and mobile.
The host’s panel
Bookings, calendar, listings, prices, messages and reviews in one place. Calendars sync with Airbnb, Booking.com and Vrbo in both directions, so nothing is booked twice. Guests and hosts talk in a thread for each booking, and after checkout the guest is invited to leave a review that appears on the site. Sites and listings work in English and Italian, with prices shown in the guest’s currency.
The host’s panel: bookings, and Smart Stay with its devices.
Smart Stay: no more keys
The newest part connects a host’s Wi-Fi smart lock to the bookings. Every booking gets its own door code, emailed to the guest three days before arrival and switched off at checkout. The thermostat warms the house before check-in and turns down after checkout, and a noise sensor emails the host if a party starts. If a booking is moved or cancelled, the code and the heating follow. The host’s screen shows only what needs them before the next arrival, like a lock with a low battery.
Smart Stay: the host’s side and the guest’s side.
One stay, start to finish.
Key decisions
The host’s money first: payments land in the host’s own Stripe account, and the product’s home page shows a sample booking with a platform fee of $0.
Start without payments: a booking request is a real booking flow, not a contact form, so hosts don’t wait for Stripe to go live.
One product, many sites: every client runs on the same code, on their own domain, with their own brand and emails sent in their name.
Only what needs you: the host’s Smart Stay screen is a short list of exceptions, not a dashboard of devices.
Nothing technical for the host: domain, hosting, email and setup are part of the plan.
Status
Live since August 2026 with paying clients, among them Exquisite Housing (three homes in California) and Simply Bueno (stays in Marbella). Sold on Fiverr and directly at noeffortrentals.com, from $149 a year. Smart Stay is in early access for existing hosts.
