Overview: I developed listing copy and guest-experience planning for an owner-occupied home that could be offered in more than one configuration: a private bedroom with a private bathroom, or a two-bedroom guest suite with shared common areas.
The challenge: Shared-home listings require unusually clear communication. Guests need to understand exactly what is private, what is shared, how many people each room sleeps, which amenities are available, where they can park, and what makes the location useful before they book.
My approach:
Separated the property into two clear listing configurations instead of using vague all-purpose copy.
Organized private and shared access to bedrooms, bathrooms, kitchen, dining, living room, laundry, porch, and parking.
Described room features such as desks, fans, blackout curtains, beds, and flexible sleeping options.
Positioned the location around nearby lake access, boat ramps, local restaurants, and travel to Sebring events.
Developed titles, descriptions, amenity lists, pricing considerations, photo priorities, and guest-message topics.
Considered calendar coordination where more than one listing configuration could create booking conflicts.
Result: The project produced clear, reusable listing descriptions and a guest-communication framework designed to reduce uncertainty before arrival and set honest expectations for a shared-home stay.
No booking or revenue results are claimed in this case study.
