LeaseLogic: AI-Powered Lease Analyzer App

Overview

LeaseLogic is an AI-powered mobile app that helps renters understand exactly what they're signing before they sign it. Users upload or photograph their lease and receive a plain-English breakdown of its terms, a compliance score against local tenant law, and a flagged list of risky or non-standard clauses.
Built for renters navigating a rental agreement without legal support, LeaseLogic turns an intimidating document into a scannable, actionable report.

The Problem

Residential leases are dense, jurisdiction-specific, and written to protect the landlord. Most renters sign without knowing whether a given clause is even enforceable in their state.
A generic "read my lease" tool would be legally useless. The real problem isn't summarization. It's cross-referencing a personal document against a shifting body of state and provincial law, then translating the gap into something a non-lawyer can act on.

Research and Insight

The product's structure reflects a core finding: tenants' biggest pain point isn't reading a lease but contextualizing it. Knowing which clauses are standard, which are legally void, and what recourse exists.
This is why the app asks for jurisdiction before anything else. The report format never simply states a clause is "bad." Instead it walks through a four-part structure:
Lease says (the actual clause)
Law says (the relevant statute)
Why it matters (the gap between the two)
What you can do (concrete next step)
Renters need reasoning, not just a verdict, to feel confident acting on it.

The Approach

The product breaks a legally dense task into a linear, low-friction mobile flow:
Jurisdiction-first onboarding. Country and state/province selection happens before document upload, so every downstream insight is localized correctly.
Frictionless capture. Users snap a photo of a physical lease or upload a PDF/image directly, meeting renters wherever their lease document already lives.
Conversational access layer. An in-app AI chat lets users ask plain-language questions ("what's parking included in?") against their own lease rather than hunting through the PDF.
Freemium-to-paid analysis gate. A free Lease Health Score and top-level risk flags create immediate value. The full clause-by-clause report sits behind a three-tier paywall: Single Lease Pack, Multi-Lease Pack, and a recurring AI Lease Assistant subscription. Users get enough insight to trust the tool before being asked to pay.
Async AI processing with expectation-setting. The "Generating your full lease report..." state explicitly tells users the analysis can take up to two minutes and to stay on screen. A small but important UX decision that manages patience during a real backend AI job rather than faking instant results.

The Solution

The final product centers on a single artifact: the Lease Health Report.
The report opens with a numeric Lease Health Score (e.g., 81/100) alongside color-coded risk indicators, giving users an immediate gut-check before they read a single clause.
Scrolling down, the report breaks the lease into numbered sections, each analyzed in a consistent four-row table: what the lease actually says, what the relevant law says, why the discrepancy matters, and a concrete action the tenant can take.
The report closes with a clear legal disclaimer (AI-generated, not legal advice) and a generation timestamp/ID for traceability, then offers a one-tap "Download Report" for offline reference.
The visual language throughout uses deep indigo-blue, a shield-and-building logomark, clean sans-serif typography, and generous whitespace. It reads as trustworthy and institutional rather than startup flashy, which suits a product handling a genuinely stressful financial document.

Key Takeaways

Translates a legal/compliance-heavy domain into a consumer-friendly mobile experience without oversimplifying the underlying analysis
Structures AI output into a repeatable, scannable table format rather than dumping unstructured text on the user
Embeds a considered monetization strategy directly into the UX, using a free score to build trust before gating the full report
Demonstrates end-to-end product thinking: from jurisdiction-aware onboarding to async processing states to paywall placement
LeaseLogic doesn't just read your lease. It tells you what to do about it.
