Pro-Bro - Broker without Brokerage

Shreya Gari

Overview 🔎
Designing a time-saving app that provides a mediating bridge between the tenant and the owner and also provides a better understanding of the property, locality, amenities, transportation, and facilities without the burden of a percentage-based brokerage.
Problem & Solution 🤝
The problem was to design an app for finding and renting houses while eliminating the process of paying brokerage. For designing a solution for the user, the first need was to understand their background, their needs, and their pain points. Simultaneously, the positioning and role of a broker were also analyzed. The conclusion - a broker is needed but without the percentage-based brokerage. Hence, a business model and UI/UX flow were created that simultaneously eliminates the need for brokerage and provides a broker to the client.
Goals/Requirements: • Understanding the users, their lifestyle, and their pain points. Empathize with them. • Mapping user needs and understanding the psychology behind the user journey. • Creating a business model that eliminates brokerage while proving a brokerage. Make sure all parties involved in the business model (tenant, owner, broker) have profited. • Creating a minimal, easily-navigatable UI/UX flow for all parties involved.
Process 🛣
A very detailed in-depth process was used for the project. It included primary research, structured interviews, prototyping, ideating, and then testing - over and over again. A concise form of the same process is attached above.
The App📲
Results 🎁
• The UI came forward as a one-stop solution for tenants, brokers, and owners. • The business model is fresh and can be improved to increase efficiency and make the process less complicated. • Brokers involved are local experts, they can use this as a side hustle/job and not depend entirely on brokerage while having job security.

I went around in the nearby street clicking photos of the to-let posters. It was tough for me to coordinate with the broker because of the college timings and his timings. When I found the house, the broker asked for 2 months of rent which was not affordable for me thus the cycle started repeating again for search of houses.

Takeaways 📣
With the oncoming of AR/VR, additional features like a 360-degree view of the room; adding furniture in the empty lot to help visualize the space. More innovations in technology will add more depth to how we use apps.
