The challenge
The studio got most of its work from referrals and wanted a steady flow of enquiries from developers and housebuilders, not homeowners or students. The audience is small and specific, so cheap clicks were not the goal. The right people were.
What I did
Built a lead campaign with an instant form that asks who you are, what the project is and whether drawings are ready, so the studio can see at a glance who is serious.
Tested the studio's own flythrough video against a static render.
Narrowed the audience after an early wrong-fit lead, and kept it to England.
Sent a weekly read of spend, cost per lead and lead quality.
Results (first month)
£232.66 spent, 17 leads, £13.69 per lead.
The flythrough video brought 10 of them at £10.64 each, against £19.35 for the static image.
The strongest lead: a developer with seven houses to sell off-plan, drawings and 3D files ready.
Next: an evening-only test and a new "sell homes before they're built" creative, inside the same monthly budget.
Update after 7 weeks
£777 spent, 54 leads, £14.38 per lead on average. The main flythrough campaign is now down to £10.60 per lead.
Quality, from the client: around 18 leads became real conversations and around 7 were quoted or being priced, including larger multi-plot flythroughs. That is roughly £43 per real conversation and £111 per quote.
The best leads keep coming from the flythrough video: developers with multi-plot schemes and drawings ready.
Update after 9 weeks, first signed project
A developer with a 9-plot barn scheme came in through the multi-plot flythrough video ad ("Multiple plots to sell?") and signed with the studio after three phone calls. Quotes sent in the same period include £4,000 and £6,000 projects.
Next: a lookalike audience built from the studio's own client list, live since this week.
