TenantFlow: one workspace for property managers, tenants, and vendors.

Property management firms run on Excel, group texts, and three different vendor portals. TenantFlow replaces all of it with a single multi-tenant operations platform: rent rolls, maintenance tickets, vendor scheduling, owner reporting, and a tenant portal.

The Challenge

A regional property manager with 1,400 units across three cities was missing 18% of work orders, paying 23% above market on emergency vendor calls, and unable to give owners clean monthly reports. The previous "system" was Excel + Slack + Buildium for some buildings.

What I Built

Maintenance pipeline with priority routing, SLA timers, and vendor auto-dispatch.
Tenant portal with rent payments (Stripe ACH + cards), maintenance requests, and document signing.
Vendor marketplace with quote comparison, certificate-of-insurance tracking, and payout automation.
Owner reporting: monthly NOI, vacancy, maintenance spend, and AI-generated narrative summary.
Mobile-first PWA for on-site superintendents.

Technical Foundation

Frontend: React + Vite, Tailwind, shadcn/ui, Mapbox for property geography
Backend: NestJS + Postgres + Redis, queue-based work order pipeline (BullMQ)
Payments: Stripe Connect for owner / tenant / vendor money flow
AI: OpenAI for owner-report narratives + classification of maintenance issues from tenant text + photos
Infra: AWS (ECS, RDS, S3, CloudFront), GitHub Actions

Outcome

Work order SLA hit rate up from 71% to 94%.
Emergency-vendor spend reduced 22% in the first quarter.
Owner churn cut in half (from 14% to 7% annual).
