The developer was getting leads, but too many of them were curious people with no budget or timeline. The sales team needed fewer calls to dead ends and more people ready to visit.
What I did
Rebuilt the lead form with questions on budget and buying timeline, so each enquiry arrives with context.
Made one ad per buying reason (the view from the balcony over the pool, the plots still available) instead of one generic ad.
Added a retargeting ad for people who had already watched or engaged with the project.
Kept weekly reporting simple: enquiries, cost per enquiry, and which ad to keep.
Results (last 7 days, 2-8 Oct 2026)
$114.55 spent, about 26 enquiries, about $4.40 per enquiry.
The retargeting ad: $2.86 per enquiry. The main balcony ad: $6.51.
Timeline
Before: leads were coming in, but too many had no budget or timeline.
Setup: lead form rebuilt with budget and buying-timeline questions, one ad per buying reason, plus a retargeting ad for people who had already engaged.
2–8 Oct 2026: $114.55 spent, about 26 enquiries at about $4.40 each. Retargeting ad $2.86 per enquiry, main balcony ad $6.51.
