Agree with all points — but I’d add one more: sometimes the website isn’t “outdated”… it’s just unclear.
I’ve seen very modern-looking sites that still don’t convert, simply because the message is weak.
Design ages. Confusion kills instantly.

I like that infographic, old school websites are guilty of this, immediately makes me doubt if someone is taking their business seriously if they are like this.
