Soatmos: Contractor Quoting, Billing & Job Tracking

A property-management client hired me to turn over several rental homes. I needed a way to track every dollar spent on materials, gas, and labor while keeping the client informed on job progress, getting quotes approved, and documenting completed work. Nothing on the market fit: QuickBooks was overkill and expensive for a sole proprietor contractor, and the quoting tools I found didn't connect estimates to invoices to actual job tracking in one place.

So I built the tool myself.

Soatmos (Serviceman Of All Trades, Masters Of Some) is a web-based SaaS platform that gives contractors a single workspace for quoting, billing, job tracking, and client communication.

The core workflow connects every stage of a contracting job:

Structured quotes and estimates that clients can approve or reject directly through a portal

Change-order workflows so scope changes are documented and traceable

Job and rental-turnover tracking with property-specific work orders

Double-ledger bookkeeping that eliminates the need for separate accounting software

Invoice creation and billing records linked back to approved quotes and completed work

Punch-list and completion tracking to close out jobs cleanly

Electronic acceptance and signature records for legal documentation

Automated notifications and document delivery so clients stay informed without manual follow-up

Activity and audit logs attached to every project document

Each contractor gets a private business workspace. Clients get their own portal with visibility into job progress, pending approvals, and billing history.

I used Claude Code for architecture design and planning, then built with a combination of Claude Code and OpenAI Codex for implementation, debugging, and code review. I personally managed product scope, user flows, acceptance criteria, repository organization, testing, and deployment decisions.

The application includes business-account authentication, role-based access for contractors and clients, contractor credential and licensing fields, and a Michigan-specific rental-turnover agreement framework.

Soatmos is live at soatmos.com in an invitation-only beta. Substantial product and legal-workflow development happened between July 5 and July 19, 2026, and the application remains under active development.

The immediate roadmap: onboard approximately three founding design partners, refine the core workflow using real contractor feedback, and introduce paid founding-customer subscriptions.

This started as a tool I needed for my own contracting work and grew into a product that solves a real gap for sole proprietors and small teams. Most contractors are stuck stitching together spreadsheets, generic invoicing apps, and text messages. Soatmos replaces that patchwork with one connected system where every quote, change order, invoice, and sign-off traces back to the job it belongs to.
