A custom property management operating system built for a real estate company — one app to run an entire rental portfolio, with AI handling the repetitive collection, triage, and reporting work in the background.

The Problem

Property managers run on disconnected tools: a spreadsheet for rent, an inbox for maintenance, a separate file for owner accounting, and sticky notes for lease renewals. Nothing talks to each other, so the manager becomes the integration layer — chasing late rent, triaging "no heat" emails at 7am, and rebuilding the same owner report by hand every month.

What I Built

A custom React / Next.js web app, built in Claude Code and deployed on Vercel, with five connected modules:
Portfolio Dashboard — occupancy, rent collected vs. expected, open maintenance, and leases expiring within 90 days, plus a live AI-assistant activity feed and a "Needs Attention" panel for late rent and upcoming renewals.
AI Maintenance Triage — tenants submit a free-text request; the system automatically assigns a priority and routes it to the right vendor from the description (e.g. "no heat" → Urgent), tracked across a New → In Progress → Scheduled → Completed board.
Financials — cash flow, net operating income, expense breakdown by category, and a full transactions table with payment method, status, and CSV export.
AI-Generated Reports — one-click owner-ready reports (monthly owner summary, P&L, rent roll, delinquency) that regenerate automatically each month.
AI Operations Assistant — sends scheduled rent reminders, drafts late-payment notices, flags urgent maintenance the moment it arrives, and auto-assigns jobs to vendors.

Why It Matters

Most property management software is rigid, generic SaaS the company has to bend its process around. This is the opposite: a custom operating system shaped to exactly how this company runs its portfolio, with AI doing the repetitive work so the manager can stop being the glue between five different tools.
