I designed an offering memorandum for a newly built commercial property in Charlotte, NC, created for a leading commercial real estate firm. The goal was to move away from the typical corporate real estate look and create a bold, editorial-style document that reflects the property’s modern, creative neighborhood.

Offering memorandums are usually dense and formulaic. This property sits in one of Charlotte’s fastest-growing, design-forward districts, so the document needed to:

Feel distinctive and memorable to investors.

Still present financials, demographics and market data clearly.

Carry a strong property identity throughout.

Editorial visual identity: Built a custom look around deep forest green, sage and warm copper tones, paired with an expressive serif headline font and a clean sans-serif for data.

Property branding: Used the property name as a vertical graphic element on key pages, giving the document a consistent, branded feel.

Bold cover: Designed a minimal cover with a circular-cropped aerial sunset photo and large typography.

Clear data presentation: Laid out property highlights, NOI, GLA and occupancy as large stat callouts, with demographics organized into clean radius tables.

Market storytelling: Designed a custom East Coast connectivity map, an economic drivers section and a major employers logo grid to position Charlotte as a high-growth hub.
