Solar Flat Roof Site Inspection in Nigeria 2026: My 12-Point Checklist After 47 Enugu Installs*

I did 3 flat roof inspections this week in Independence Layout. Building codes changed March 2026. This checklist is current._

Last month I almost killed a ₦6.2M project.

Client in GRA Enugu wanted 15KVA solar on his 4-storey flat roof. Quote signed. Deposit paid. My boy went to site with ladder. Called me: "Oga, this parapet wall is only 2 blocks high. Wind go carry these panels."

We stopped. Did full inspection. Found 4 issues: No waterproofing, cracked concrete, NEPA wire crossing roof at 1.2m height, and landlord didn’t approve.

Fixing it before install saved the client ₦1.8M in potential damage. Skipping inspection = you buy regret.

I’ve done 47 flat roof installs since 2022. 31 in Enugu, 9 in Onitsha, 7 in Abakaliki. Flat roofs are 70% of Enugu buildings. But 90% of installers don’t inspect well. Panels fly in August wind, roofs leak by October.

Concrete slab with 3-coat waterproofing Yes Best type. My G.R.A install 2023 still perfect. Load capacity 250kg/m².

Asphalt/Bitumen sheet Maybe Heat melts it. Panels need aluminum rails + air gap 15cm. Avoid if roof is >5 years old.

Wood + Zinc with cement topping No Client in Awkunanaw tried. Rain got under. Ceiling collapsed 6 months later. I refunded labour.

Precast slabs Danger Joints crack. Water enters. One site in Trans Ekulu failed load test at 80kg/m².

How I test: I jump on the roof. If it shakes, no solar. If my 95kg makes dust come out of ceiling below, no solar. Real test.

A 550W panel = 28kg. Rails + ballast = 15kg per panel. 10 panels = 430kg sitting in one 20m² area.

Enugu building code 2026: Residential flat roof must hold 150kg/m² live load. Most 1980s buildings do 90kg/m² only.

My test June 2026: Client in New Haven. I hired structural engineer ₦40k. He drilled core sample. Result: 112kg/m². We could only install 8 panels, not 12. Client was angry but roof didn’t collapse. Worth it.

Red flag: If your house was built before 2000 and no engineer supervised, assume load capacity is bad. Do core test or walk away.

August wind in Enugu hits 65km/hr. If parapet wall is under 0.9m, wind gets under panels = uplift. Panels become kite.

Parapet <0.6m: Use ballast mount 60kg per panel. Expensive but safe.

Parapet 0.6m-1.2m: Aluminum rails + 12mm bolts every 1.2m.

No parapet: Don’t install. I rejected 2 jobs May 2026. Not worth lawsuit when panel lands on car.

Real case: Polo Park area, 2024. Installer ignored low parapet. Storm August 15 took 4 panels off. One hit transformer. NEPA fined client ₦2.3M.

90% of Enugu flat roofs leak already. Adding 40 bolt holes = flood.

Flood test: Block drainage. Pour 2 inches water. Wait 4 hours. Check ceiling below. If damp, fix waterproofing FIRST. Cost: ₦180k-₦350k. Cheaper than repainting whole house.

Tap test: Knock concrete. Hollow sound = delamination. Water is inside already.

Age check: If membrane is >7 years, recoat before solar. I use Dr. Fixit 3-coat system. ₦2,200/m².

Don’t let installer say “we’ll use rubber seal”. Sealant fails in 11 months under Enugu sun. Proper waterproofing only.

Flat roofs have water tanks, satellite dishes, next building. 1 panel shaded = whole string drops 70%.

My tool: Sun path app + 9am, 12pm, 3pm photos.

June 2026 example: Client Ogui Road. Roof looked clean. 2pm photo showed next building’s wall shadow covering 40% of roof. We redesigned layout, lost 3 panels, but system now does 92% output. If we ignored, he’d get 45% output and blame me.

Rule: No panels within 2.5m of any 1-storey wall. Shadow moves.

Flat roofs must drain in 20 mins after rain. If water ponds, it finds bolt holes.

Check: Pour bucket of water. Time it. >30 mins to drain = fix slope first. I use cement screed ₦1,800/m² to create 2% slope.

Real case: Client Uwani, 2023. Ignored ponding. Water entered conduit. Inverter shorted. ₦650k gone. Insurance didn’t pay: “poor workmanship”.

NEMSA rule: No solar within 3m of 11KVA lines. Telco masts cause interference.

May 2026: I rejected site in Zik Avenue. MTN mast 8m away. Client insisted. I walked. 2 months later his Growatt inverter shows “Grid Overvoltage” daily. Mast RF interference.

Measure it. If you can touch NEPA wire with 3m aluminum pole, move panels or cancel job.

No external staircase = labour cost x3. Internal stairs damage client’s tiles.

External staircase: Labour ₦400k

Ladder only: Labour ₦650k + risk fee

Crane needed: I don’t do it. Too risky in Enugu streets.

Tell client upfront. Many quarrels start here.

March-June = heavy lightning. Flat roof is highest point.

My spec: 1 copper air rod 1.5m high per 100m² + 25mm copper tape to ground rod. Cost: ₦85k.

Client who skipped: Maryland, April 2026. Lightning hit. Killed ₦1.4M SMA inverter. He’s still paying me installments for replacement.

4-storey buildings = landlord owns roof.

My form: I make landlord sign “Solar Installation Consent” with diagram. If estate, get EXCO letter.

Case: 2024, Independence Layout. We installed. Landlord traveled, came back, cut all cables. Said “I no approve”. Client lost ₦4.1M. Court case still on.

From roof to inverter = 30m run.

External PVC conduit ₦45k – Ugly but safe. Most clients pick.

Chase wall ₦180k – Clean but dust everywhere.

Existing pipe – Only if 50mm free space. Never share with NEPA cable.

Never run DC cable inside room without conduit. DC arc = fire. I saw one in Achara Layout 2023.

Panels need cleaning 3x year. If no walkway, you’ll step on panels = micro-cracks.

My design: 0.8m walkway between rows. Costs you 2 panels space but saves 15% output loss from dust. Enugu harmattan is wicked.

Basic visual + report: ₦25,000

With core load test: ₦65,000

With thermal drone scan: ₦90,000

Wood roof with cement “German floor” – Collapses. I don’t want blood on my hands.

Roof with leaking ceiling already – Owner will blame solar.

Client says “just manage it” – That client will not pay balance.

Flat roof solar is best ROI in Nigeria. But only if roof survives 10 years.
