What's included
Phase 1: Pre-Design
This phase examines and analyses the existing site or building conditions, local zoning code, and other project parameters. Deliverables:
- A detailed project program that outlining your project desires and requirements
- Zoning code summary
- Site plan depicting existing site conditions, opportunities, and constraints
- Inspirational imagery
- Budget development
- Project timeline development
Phase 2: Schematic/ Conceptual Design
We take your inspirational images, design wish list, and project budget and create a bespoke design concept that checks all the boxes. Deliverables:
- Preliminary site plan showing the proposed work
- Conceptual floor plans
- 3D model exploring both the exterior and interior of the design
- Preliminary material selections
Phase 3: Design Development
We work hand in hand with professional engineers to develop the structure and internal systems of the conceptual design. Deliverables:
- Development of the building structure
- Schedules for doors, windows, appliances, fixtures, finishes
- Building sections and enlarged plans depicting the structure and systems
Phase 4: Construction Documents
This work completes the development of the building plan set. Deliverables:
- Reflected ceiling plans
- Architectural details
- All consultant/ engineering drawings
- Technical documents and calculations
Phase 5: Permit Processing
We guide you through the plan check and permitting process. Deliverables:
- Act as your agent to submit the construction documents for all necessary permits
- Respond to plan check corrections
- Complete required paperwork and forms
Phase 6: Bidding and Negotiation
Whether you already have a trusted general contractor lined up to build your project, or you need help with the competitive bidding process, we are at the helm, answering all questions providing GC's with the info they need. Deliverables:
- Bid package, including instructions to bidders
- Respond to any RFI's
- Bid comparison
Phase 7: Construction Observation and Support
Through the entire build we advocate for your desires and interests. We collaboratively problem solve along side the GC and ensure the design is executed completely. Deliverables:
- Site visits and team meetings
- RFC responses
- Submittal review
Phase 8: Furnishings Procurement
To complete the build, we source and procure all furniture, soft good, and furnishings. The result is a cohesive design with a singular vision. Deliverables:
- Furnishings selection and specification
- Procurement of all goods, including purchasing, storage, delivery, and installation
- Styling of spaces
