How do you determine project costs?
Project costs are based on the scope of work, including design complexity, size of the space, materials, and additional services like project management and styling. I will provide a detailed estimate after our initial consultation to ensure clarity and alignment with your budget.
What’s included in your design services?
My services cover everything from conceptualizing the space, creating detailed floor plans and 3D models, to managing contractors and overseeing installation. This includes design development, sourcing materials, and ensuring every detail is executed to the highest standard.
Do you handle the construction or renovation process?
I work closely with trusted contractors and vendors to ensure the project is completed to spec, but I do not directly manage the construction. I provide detailed plans and oversight to ensure the design vision is executed accurately.
What happens if I want to make changes during the project?
I understand that needs may evolve, so I’m flexible in accommodating changes. We’ll discuss any alterations during the project, and I’ll ensure they fit within the scope, timeline, and budget. Any major changes will be reflected in updated proposals.
Can you work with my existing team or contractors?
Absolutely! I’m happy to collaborate with your team, including contractors or other professionals you’ve already hired, to ensure the design vision is realized seamlessly.
Do you provide stamped plans and handle permit submission?
I partner with licensed architects and engineers who can handle the stamping process if required for permitting or construction, but I don’t personally provide this. If stamped plans or permits are needed, I can assist in arranging for them with an additional fee.

Design Development
3D Model Development – A detailed digital model translating the concept into a tangible space. 3D Renderings – High-quality visuals showcasing how the design will look with lighting, materials, and finishes. Form & Material Exploration – Further refinement of spatial elements, material transitions, and how different finishes interact. Rapid Prototyping – Quick physical or digital mock-ups to test design elements, materials, and spatial interactions before finalizing decisions. Refined Design Plans – Updated layouts and drawings that bring the concept schematics closer to final execution. Material & Finish Selections – Curation of surface materials, fixtures, and finishes to define the aesthetic and functionality. Sample Procurement & Final Palette – Ordering material samples and assembling a curated selection for review. Final Sample Box – A physical package delivered to the client, showcasing the selected materials, finishes, and color palette for approval.
Drawing Package
Detailed Floor Plans – Finalized layouts with precise measurements finish transitions, dimensions and notations for construction. Reflected Ceiling Plan (RCP) – A detailed plan showing lighting, ceiling treatments, and fixture placements. Elevations – Scaled drawings of vertical surfaces, detailing wall treatments, fixtures, and other key design elements. Sections – Cut-through views of the space, illustrating spatial depth, material transitions, and structural details. Millwork & Custom Details – Technical drawings for built-ins, cabinetry, and any bespoke elements. Project Management
Contractor Briefing – Providing a clear overview of the project to the contractor, ensuring they understand the design intent, scope, and key milestones. Vendor Collaboration – Working closely with vendors to coordinate product specifications, materials, and timelines. Securing Quotes – Obtaining quotes from suppliers, contractors, and vendors for all necessary materials and services, ensuring budget alignment. Order Support – Managing orders for materials, furniture, and fixtures, ensuring accurate tracking and fulfillment. Shipment Management – Overseeing the shipping and delivery of items, ensuring everything arrives on time and in perfect condition. Project Timeline Management – Creating and maintaining a detailed timeline for each phase of the project, ensuring deadlines are met. Professional Photography – Collaborating with a photographer to capture high-quality images that showcase the space, products, and overall design for marketing, branding, or portfolio purposes. Photo Editing & Retouching – Polishing the images to ensure they are clear, sharp, and professionally presented, highlighting key design features and the intended atmosphere of the space. Press Feature Outreach – Assisting with submitting the completed project to relevant media outlets, blogs, or industry publications for potential exposure.
