·Coordinate RFI, shop drawings, submittals, design intent are code compliant
·Lead discussions with design consultants
·Support RFI response from project architect
·Ensure final quality control plan review
·Ensure drawing format complies with AHJ
·Ensures plan revisions are issued in a timely manner
·Ensure drawings are coordinated with Construction Team before submission
·Ensure S&S Plans are given to construction within 5 W. Days after submission
·Ensure timely replies are provided
·Review three-week look ahead schedule
·Work with CMs, PXs, Procurement and Development
·Coordinate deliverable phases with Development & Construction
·Establish schedule for performance and completion of stages
·Ensure deliverable phases are in plans submitted to the AHJ
·Ensure design solutions are cost effective, production efficient and within the
quality and design intent required by company standards
·Lead coordination between Development, Construction, and third-party design teams
·Screen design by third-party consultants:
·Coordinate Temporary Certificate of Occupancy (TCO) or Final Certificate of Occupancy (CO) requirements prior to issuing permit set for review by AHJ, i.e., phasing of the project may need to be different subject to certain TCO local requirements
·Provide insight regarding design, value engineering, scope of work, cost estimating, general contractor and subcontractor prequalification, scheduling, and construction
·Coordinate plans to be submitted by the permit expediter to the AHJ
·Prepare cost estimates and budget for projects
·Works with Estimating / Procurement and Development departments to be aware of respective cost impact for any new added feature (when compared with previous projects) to the project design before such feature is inserted in the plans
·Coordinate kick-off meeting between Design, Procurement and Development prior to starting the design phase
·Participate in all OAC meetings
·Prepare agreements with contractors or subcontractors, suppliers, equipment providers, engineers, and architects
·Acquire or assists in acquisition of licenses and permits for work
·Initiate and authorizes change orders and other amendments to contracts.
·Determine appropriate or necessary construction processes
·Inspect and approve work at various stages
·Lead on additional requests by AHJ, which may have impact cost and time.
·Interface with PX, CM and construction field teams
·Authorize payments or release of construction funds
