During this phase, the Architect assesses the Owner's requirements, schedule, budget, and site conditions. They then develop preliminary design studies and conceptual plans, along with a general project description, for the Owner's review and approval. Additionally, the Architect provides an estimate of the probable construction cost for the project. Following approved schematics, the Architect develops Design Development documents including detailed drawings and outline specifications. These documents outline project size, materials, and systems. Additionally, the Architect updates the Statement of Probable Project Construction Cost (SPPCC) for the Owner's review.
