What I will do:
Build separate campaigns for buyer enquiries and seller valuations, never mixed
Target the areas, price bands and property types you actually work in
Write ad copy per area and property type so the click already knows the price range
Filter out job seekers, students and rental searches with a layered negative keyword list
Track lead forms, calls and valuation requests as separate conversions
Pass lead source into your CRM so you can see which area produced which enquiry
