Here is the flow I follow in doing 3d modelling and rendering:

1. Client presents background of the project (the purpose of the project, the size, and the existing floor plan if any)
2. Client talks about their plans and visions for the project.
3. Freelancer confirms all the details and gives suggestions and concepts for the design.
4. Freelancer does the 3d modelling to be shown to the client.
5. The client approves or gives suggestions.
6. Freelancer will revise and render.
7. Client will receive the final output.
